All inspections are performed in accordance with applicable Standards of Practice and the terms outlined in the Visionary Home Inspectors, LLC Inspection Agreement. Inspections are visual, non-invasive, and limited in scope.

 

We do not perform:

• Engineering evaluations

• Code compliance inspections

• Structural design analysis

• Environmental testing unless specifically contracted (such as radon, mold, or WDO inspections)

No Guarantee or Warranty

An inspection and report are not a guarantee or warranty of the future condition, performance, or life expectancy of any system or component of a property.

Concealed or Inaccessible Conditions

Visionary Home Inspectors, LLC is not responsible for:

 

• Conditions that are hidden, concealed, or not visible at the time of inspection

• Areas that are inaccessible due to storage, finishes, furniture, or locked spaces

• Changes that occur after the inspection date

Third-Party Reliance

Inspection reports are prepared exclusively for the client named in the Inspection Agreement. No third party may rely on the report without written authorization from Visionary Home Inspectors, LLC.

Repair and Specialist Referrals

Any recommendations for further evaluation or repairs should be performed by qualified, licensed professionals. Visionary Home Inspectors, LLC does not perform repairs on inspected properties and has no financial interest in repair outcomes.

Real Estate Transactions

This inspection is not a substitute for disclosures required by sellers, real estate agents, or applicable laws. Buyers and sellers are encouraged to obtain all legally required disclosures and professional advice before completing a real estate transaction.

Limitation of Liability

The maximum liability of Visionary Home Inspectors, LLC for any claim arising from an inspection or report shall be limited to the fee paid for the inspection, as permitted by Indiana law and outlined in the Inspection Agreement.
